France

France is the benchmark for villa luxury in Europe. From the sun-soaked glamour of the Côte d’Azur to the alpine majesty of the French Alps, France offers the most established and sophisticated luxury villa market in Europe. Our focus is the French Riviera and Provence, where we maintain deep relationships with owners and properties in Saint-Tropez, Cap Ferrat, Antibes, Cannes, Villefranche-sur-Mer, and Monaco. We also work with select properties in the French Alps (Courchevel, Méribel, Val d’Isère), Paris, and occasionally Bordeaux and the Loire Valley.

We represent a curated selection of villas vetted for architecture, privacy, location, and service standards. On the Riviera and in Provence, expect Belle Époque estates, contemporary masterpieces, and meticulously restored bastides with infinity pools, manicured gardens, sea or vineyard views, and experienced household staff. In the Alps, we focus on ski-in/ski-out chalets with spa facilities, wine cellars, and full concierge support.

The appeal is clear: France delivers European luxury at its peak. The Riviera offers warm Mediterranean waters, Michelin-starred dining, yacht culture, and proximity to Monaco, Cannes, and Saint-Tropez. Provence provides lavender fields, rosé vineyards, medieval villages, and a slower, more immersive pace. The Alps offer world-class skiing, alpine refinement, and access to Europe’s best winter sports infrastructure. The cultural depth (art, architecture, wine, cuisine) is unmatched, and the villa infrastructure is mature and reliable.

The trade-offs: The French Riviera is crowded in July and August. Availability in peak season (late June through August) is tight, and pricing reflects demand. Provence can be hot and dry in summer, with limited coastal access. Service standards in France, while high, can feel more formal and less warm than in the Caribbean or Asia. Bureaucracy (permits, regulations, event restrictions) can complicate requests.

France works best for clients prioritising European sophistication, cultural immersion, and access to world-class dining, art, and lifestyle. It is the natural choice for summer in the Mediterranean or winter in the Alps.

We also support acquisition advisory for clients considering property investment in France’s prime and super-prime markets, with full attention to legal structures, tax considerations, and discretion.

Next step: If France aligns with your brief, share your dates, party composition, preferred region (Riviera, Provence, Alps, Paris), and any specific requirements (proximity to Cannes or Monaco, vineyard views, ski access, staff composition, etc.) and we’ll send a shortlist within 24 hours.
