Unrivalled Waterfront Estate near Deia on the west Coast of Mallorca

Sitting in an unrivalled position on its own headland above the beach of Cala Deià, this is without doubt one of the most desirable villas on Mallorca. Only as you turn into the long private driveway and pass through the shady aromatic woodland of the 25-acre estate will you begin to comprehend just how enchanting and utterly unique this exceptional home is. Warmly welcoming, effortlessly elegant, and imbued with authentic Mallorcan soul, this is a rare find indeed.

Accommodation extends over three floors. The main entrance takes one into a fabulously proportioned, luminous drawing room whose lofty beamed ceilings, sandy stone arches, terracotta-tiled floors, white-painted walls, banks of French doors, quality furnishings, impressive fireplace and understated chandeliers are all leitmotifs destined to reappear throughout the property. The overall effect is one of pleasing harmony, stylistic coherence and unerring attention to detail.

To one side of the drawing room, a door opens into an elegant, comfortably furnished living room with barrel vaulted ceiling, fireplace, TV, sea views, and French doors opening out on to the surrounding terraces.

At the other side of the drawing room, wide steps embellished with blue and white Mallorcan ceramic tiles lead via a raised sitting area to the convivial dining room with triple-aspect views out to sea, easy access to the surrounding terraces, and a snug sitting area and fireplace. Next to this is the well-equipped kitchen that serves the indoor and the outdoor dining areas equally efficiently.

Accommodation on the ground floor is completed by a cloakroom and the first of the bedrooms, a double with king size four-poster bed, en-suite shower room with walk-in shower, and garden access.

An impressive staircase sweeps up from near the main entrance to the first floor, which is home to three generously sized bedrooms with king and super king four-poster beds:

• the superbly proportioned principal bedroom comes with dressing area, a large en-suite bathroom with double sinks and walk-in shower, and a fabulous private terrace, offering mesmerising views out to sea.
• two bedrooms with luxurious en-suite shower rooms and sea views. One of these also has its own private sea-view terrace.

Last but not least is the lower ground floor, accessed via a staircase from the kitchen. Here there is a snooker room, a table tennis room, and an apartment with a super king size double bedroom, an en-suite bathroom with tub and shower attachment, and a living area with TV. Comfortably furnished and equipped, but without views and not finished quite to the same level as the other accommodation, this bedroom is recommended for an independent teen, younger children or a nanny.

Outside

Cocooned in 25 acres of Mediterranean pine woods and indigenous coastal maquis, the villa offers wonderful al fresco living. The drawing room and the sitting room on the ground floor spill out via banks of French windows onto a dreamy sea-view colonnade that wraps around two sides of the property. Shaded by an antique tile roof and a thick knit of fragrant, floral climbers, and equipped with a series of well-furnished sitting and dining areas, the colonnade morphs into a more open terrace, which is accessed from the dining room and the ground floor bedroom. Needless to say, there are stunning sea, coastal and sunset views from here too.

Where these terraces end, the superbly designed gardens begin. To one side of the property is an extensive, split-level area of manicured lawn. Its curvaceous borders host a wide variety of Mediterranean flowers and shrubs, some laid out in a semi-formal fashion, others left knowingly au naturel. Perfect stone walls delimit the various sections of the gardens, while a weave of cobbled and gravel paths transport guests between pine tree-shaded terraces and magnificent viewing points above the sea.

One such path leads down a few steps from the house to the inviting, heated sea water pool, which sparkles amidst a series of terraces. Served by changing rooms, a bathroom, an abundance of sofas, a hammock, and a table for casual poolside dining, one could quite happily spend whole days here, if it weren’t for the property’s many competing charms. Near the pool is a second dining area, which is ideal for sunset aperitifs and long dinners under the stars.

The grounds beyond the gardens are also a delight to explore. Every few steps one is treated to new iterations of the fabulous sea views, enticing glimpses through the pine woods alternating with wide-open vistas of the dramatic coastline.

The outdoor areas are completed by a pair of super-panoramic private sea-view terraces accessed from two of the bedrooms on the first floor.
