The appeal is access and simplicity. Flight times from New York, Miami, and London are short. Entry is straightforward. The water is exceptional: gin-clear, warm year-round, and among the most photogenic in the Caribbean. Beaches are world-class. The islands feel less dense than many Caribbean alternatives, with space and privacy still available at the right properties. Staff culture varies: the best household teams operate to a high standard, though consistency and training depth can be less reliable than in more established Caribbean markets. Villas tend towards colonial or contemporary tropical styles, with good bones, solid construction, and sensible layouts. Many include golf carts, beach access, and household staff.

The trade-offs: Dining and nightlife infrastructure is thin outside Nassau and Harbour Island. Even there, options are limited compared to the French Caribbean or established European markets. Hurricanes are a material risk between June and October (peaking in late summer), and insurance, cancellation terms, and backup plans matter. Villa quality varies considerably; outside top-tier properties, finishes and maintenance can disappoint. Service standards vary considerably by property. Some Bahamian estates sit within gated resort communities with access to golf, tennis, spas, and restaurants; others are standalone properties offering complete privacy with no shared amenities.

Architecturally, we favour homes with substance: colonial estates with proper restoration, contemporary builds by recognised architects, and interiors that feel curated rather than generic tropical decor.

Shoulder season (May, June, November) offers better availability and value, with weather still reliable in May and June. Summer and early autumn (July through October) present the best pricing but carry hurricane risk. Many clients in these months secure comprehensive travel insurance and flexible cancellation terms. Some villas close for hurricane season or limit bookings.
Winter is optimal for weather, water clarity, and avoiding storm risk, but expect premium pricing and limited availability for prime properties.
