Nestled along the powder-soft sands of Shoal Bay, this brand-new villa offers an exclusive private estate experience in Anguilla, welcoming only one group at a time. Designed for complete privacy and effortless luxury, the estate combines beachfront living with personalized service and bespoke experiences tailored to every stay.

Positioned directly on one of the Caribbean’s most celebrated beaches, the villa provides immediate access to crystal-clear turquoise waters. All 15 suites enjoy uninterrupted views of the Caribbean Sea, while select accommodations also overlook the estate’s stunning infinity pool.

Expansive indoor and outdoor living spaces are thoughtfully designed to embrace the natural beauty of the surroundings. Private terraces open towards the sea, creating seamless transitions between interior comfort and outdoor relaxation. At the water’s edge, the exclusive Beach Club offers a relaxed setting for gathering, dining, and enjoying the beachfront location.

At the heart of the estate, the dining pavilion offers a sophisticated restaurant-style setting, featuring a show kitchen, curated wine cellar, and concealed cinema screen for private entertainment. A rooftop lounge, the Beach Club, and various outdoor spaces provide further opportunities to come together while enjoying breathtaking sea views.

The estate’s 15 suites are designed to maximize light, space, and connection to the ocean. Floor-to-ceiling glazing and private terraces invite the outdoors in, while bespoke terracotta screening provides shade and casts beautiful patterns of natural light throughout the interiors. Each suite includes a walk-in wardrobe with vanity station, a comfortable lounge area, television and minibar, as well as a spacious bathroom featuring a soaking tub, dual vanities, and separate shower and toilet. While select suites overlook the estate’s private pools, every suite enjoys views of the Caribbean Sea. Twelve of the fifteen suites are fully wheelchair accessible, ensuring comfort and ease for all guests.

Main house: Positioned at the heart of the estate, the main house is the space where the group comes together. Soaring ceilings, natural materials and an open-plan layout create a sense of scale, while the elevated setting reveals expansive views across Shoal Bay. Flexible lounge and social spaces, including a sunken bar, a 190 sq m dining area and a 685 sq m pool deck, accommodate everything from relaxed mornings and quiet conversation to evening celebrations.

Master suite: 1,302 SQ FT / 121 SQ M • The signature suite sits within the main house, with a separate living room, freestanding bathtub and direct access to the 144 sq m roof deck for outdoor lounging and dining. Furnished with a king-size bed and reached by elevator from the main living room, it is fully wheelchair accessible.


Poolside suites: 764 SQ FT / 71 SQ M • Four suites occupy a two-story structure beside the infinity pool, each with a 20 sq m private terrace and a king-size bed or twin beds. Two suites on each floor have connecting doors, ideal for families with young children, and three are fully wheelchair accessible.

Beachfront suites: 650–700 SQ.FT / 65–70 SQ M • Four suites sit just steps from the beach, each with a 20 sq m private terrace and a king-size bed or twin beds. Two first-floor suites feature private tropical garden showers and are fully wheelchair accessible.

Shoal Bay suites: 581–667+ SQ FT / 54–62+ SQ M • Six suites occupy the first and second floors of the Main House, each with a 25 sq m private terrace and a king-size bed or twin beds. Select suites overlook the infinity pool, and all are fully wheelchair accessible, with elevator access from the main living room.

Beach club: Set directly on the shoreline, the Beach Club offers 315 sq m of indoor and outdoor event and social space, including expansive terraces, a beachfront bar and supporting facilities. Designed for both relaxed gatherings and larger celebrations, it is equally suited to sunset cocktails, beachfront dinners and bespoke entertainment. As day turns to night, the Beach Club becomes a natural focal point, set against the backdrop of Shoal Bay.

Kids club: For younger guests, the 333 sq m Kids Club is located on the first floor of the Tower, offering a dedicated space for games, creative activities and supervised fun. A separate large children’s pool, complete with a volleyball net and waterslide, along with indoor and outdoor play areas and supervised activity zones, offers a wide range of experiences for children of all ages.

Wellness: Spanning 460 sq m, the private spa offers a setting for wellness and restoration. The private spa is a calm retreat set amid the tropical grounds, with a hydrotherapy circuit of steam room, open-air spa and cold plunge. A full menu of treatments and therapies completes the experience, each shaped around the group’s preferences. 

Sports and recreation: The villa offers an extensive range of recreation across the estate, from court sports and a 50 sq m fitness centre to water sports off the beach. The Tower features an ocean-view fitness centre and rooftop terrace, while floodlit courts support tennis, pickleball and basketball, complemented by coaching for all ages and abilities. A private putting green, pitching tees and bocce court offer a more relaxed pace of play. At the water’s edge, kayaks, paddleboards, a Hobie Cat and underwater scooters invite exploration of Shoal Bay from the sea.
