Our Ibiza portfolio includes villas for clients who want to be in the centre of the island’s high-season energy with properties near the beach clubs and social scene and villas for those who prefer distance from it. Some are modernist statements above the cliffs near Es Cubells, others are restored fincas in the hills near Santa Gertrudis. All have household teams who’ve been there for years, kitchens built for serious chefs, and management that responds before you need to ask twice.

The island operates on two speeds. High season (late June through August) brings the energy Ibiza is famous for: packed restaurants, the club circuit, visitors moving between beach clubs and charter yachts. Shoulder months offer the same weather and water temperature with none of the density. September is particularly good: the sea is at its warmest, the light softens, and the island exhales. By November most hospitality infrastructure closes, and Ibiza returns to the locals until spring.

The south and west coasts hold the island’s social centre: beach clubs, marinas, the restaurants that matter. The north and northeast are rockier, less developed, and preferred by clients who want distance from the scene. Ibiza Town, on the southeast coast, is worth your time. The fortified old quarter of Dalt Vila is a UNESCO site, and the warren of streets inside the walls is best experienced at dusk. San Antonio, on the west coast, is a relic of package tourism and best avoided unless you’re at a specific sunset venue.

Where to Stay

We focus on areas where villa quality, privacy, and access converge.

Southwest Coast (Cala Jondal, Es Cubells, Porroig)

Front-line positions with direct sea access, close to Cala Jondal and the cluster of beach clubs that anchor the social calendar. Villas here lean toward the contemporary: clean lines, floor-to-ceiling glass, infinity pools that merge with the horizon. Full household teams are standard. This is the right area if you want to move easily between your villa and the island’s top spots – boats, beach clubs, restaurants – without sacrificing privacy. Drive time to the airport: 15–20 minutes.

San José Area

Central, flexible, and close to the airport. You’re within easy reach of multiple beaches (Cala Jondal, Cala d’Hort, Es Torrent) and surrounded by good restaurants. Properties here range from restored fincas with thick stone walls and courtyards to modernist builds with open plans and sea views. Drive time to the airport: 10–15 minutes.

Santa Gertrudis and the Interior

Countryside, privacy, and distance from the coast. No sea views, but access to Ibiza’s quieter character: the restaurant village of Santa Gertrudis, equestrian culture, and land that feels untouched. This suits clients who prefer countryside over coastline, or who are splitting time between a villa and a yacht and want a retreat rather than a base. Drive time to the airport: 20 minutes.

Northeast Coast (San Carlos, Cala Llenya, Xarraca)

Rocky, less developed, and deliberately removed from the main island activity. Quieter beaches, bohemian roots that still show, and the kind of coastline where you’ll have stretches to yourself even in August. Best for clients who’ve done Ibiza before and are looking for a different experience with less polish, more rawness. Drive time to the airport: 30 minutes.

Not Recommended:

San Antonio and Playa d’en Bossa are high-volume resort zones. We don’t represent properties there.

Who This Is For

Our Ibiza clients typically fall into two groups.

The first are families and private groups (8–20 guests) booking for a week in July or August. They want a house that runs seamlessly, a location that offers both access and privacy, and the ability to move between the island’s social scene – beach clubs, restaurants, charter boats – and the seclusion of the villa without friction. You’ve stayed in the best hotels, know what good service looks like, and they expect it to be consistent. Budgets start around €40,000 per week and rise quickly for prime positions with full household teams.

The second are clients booking shoulder season of May, June, September who prefer the island when it breathes again. These are often couples or smaller groups, sometimes combining a villa stay with time on a yacht. They’re less interested in the club circuit and more focused on the quality of the house, the coastline, the food, and the experience of Ibiza when it belongs to fewer people. Budgets are lower in these months, but expectations remain unchanged.

We also handle purchase enquiries and off-market rental opportunities for landmark properties. Ibiza’s real estate market moves quickly, and several of our villa relationships extend to acquisition advisory when owners are considering a sale.

Season and Timing

High Season (July–August):

Peak pricing, full island energy, and advance booking is essential. The weather is hot and dry, the sea reaches 26°C, and every beach club and restaurant runs at capacity. Reservations are required everywhere. This is Ibiza at full volume: exhilarating if you’re prepared for it, exhausting if you’re not.

Shoulder Season (May, early June, September, early October):

The best value and the best version of the island for many clients. Significantly fewer visitors, the same weather reliability (September is particularly fine), and most of the infrastructure still open. The island feels spacious again. Ideal for clients who want Ibiza’s quality and access without August’s density.

Low Season (November–April):

Most villas close for the winter, restaurant and hospitality options are limited, and temperatures drop. We don’t typically work in these months unless a client has a specific property relationship or is considering a purchase.

How We Operate

Our Ibiza portfolio is selective. We work with properties where the household runs consistently, the manager or owner is responsive, and the villa’s positioning delivers on what it promises. That means verified sea access, kitchens built for private chefs, accurate counts on bedrooms and bathrooms, and no surprises on arrival.

Beyond accommodation, we arrange private chefs, yacht charters, airport transfers, security coordination, and any additional services required. Our local relationships span years, often decades, and issues are addressed before they reach you.

If your dates fall in high season and your brief is specific (front-line, particular area, large group), then the earlier you engage us, the better. Prime properties book 6 to 12 months in advance for July and August.

Process

Send us your dates, party composition (adults and children, with ages), budget, and any specific requirements: beachfront or countryside, contemporary or traditional, staff configuration, proximity to specific beaches or towns, or whether you’re combining the stay with a yacht.

We’ll return a proposal within 24 hours: two to three properties with clear rationale for each. If your dates present availability challenges or your brief requires adjustment, we’ll outline what’s achievable and what isn’t.

Once you’ve selected, we manage contracts, payment structures, staffing, and all advance coordination. You’ll have one point of contact from booking through departure.
